Sergio rates every community on a 1–10 scale across three equally weighted pillars. A score of 7+ indicates a community with meaningful climate resilience built in.
Weatherproofing
Construction quality, insulation standards, Energy Star certification, window ratings, and builder-specific weatherproofing packages. Toll Brothers and Pulte consistently score highest here.
Electricity & Energy
Solar panel readiness or installation, whole-home generator pre-wiring, EV charging port (Level 2 pre-wiring or installed 240V garage outlet), smart thermostat inclusion, and Energy Star appliance packages. Lennar's Everything's Included® and Pulte's Energy Advantage® both earn points here.
Environmental factors
FEMA flood zone classification, proximity to retention ponds or waterways, stormwater management infrastructure, and natural flood mitigation features like nature preserves or elevated lots.

Kane County
Elgin, Aurora, South Elgin, St. Charles, Batavia, Geneva
Fox River corridor communities (South Elgin, St. Charles, Geneva) carry higher flood risk on river-adjacent lots. Inland communities like Bartlett and Elgin are generally Zone X.
DuPage County
Carol Stream, Bartlett, Wheaton, Naperville, Lisle, Downers Grove
DuPage County has invested heavily in stormwater infrastructure. Most new construction communities are Zone X. The DuPage River corridor carries moderate risk.
Will County
Bolingbrook, Romeoville, Naperville (Will portion)
Will County's flat terrain creates localized ponding risk after heavy rain. Most Bolingbrook new construction is on elevated ground with good drainage. Check retention pond proximity.
Kane County
St. Charles, Elgin, South Elgin, Bartlett (Kane portion)
Fox River runs through Kane County. St. Charles communities near the river should verify lot-level flood zone status. Most Charlestowne Lakes lots are Zone X but confirm with D.R. Horton before contract.
