This simplifies the buying process and makes it easier to compare true costs across builders. The tradeoff: you get less customization than a builder with a full design studio. What's included varies by community and price point, so always verify the specific package for the community you're considering.

Lennar runs some of the most aggressive incentive programs of any national builder — but nearly all of them are tied to using Lennar Mortgage. Here is what buyers in Bartlett, Carol Stream, Naperville, Hoffman Estates, South Elgin, and St. Charles are typically seeing right now.
- Closing cost assistance of $5,000–$15,000 when financing through Lennar Mortgage — one of the highest lender-tied incentives in the market
- Temporary and permanent rate buydown programs through Lennar Mortgage — in slower markets Lennar has offered 2-1 buydowns that meaningfully reduce your first two years of payments
- Quick move-in (QMI) discounts on completed spec homes — Lennar carries more finished inventory than any other builder in the western suburbs, and QMI homes often come with $10,000–$25,000 off list price to move them quickly
- Design studio credits on to-be-built homes — typically $5,000–$10,000 toward flooring, cabinets, or countertop upgrades, applied at the design center appointment

How to negotiate — Sergio's playbook
Lennar's sales agents have limited individual pricing authority — incentives are set at the division level and change weekly. The most effective approach: (1) Get pre-approved with an outside lender first so you know your baseline rate. (2) Ask the sales agent what the current incentive package is for that specific community — not the builder generally. (3) If you are flexible on lot or elevation, ask which lots have the lowest premiums. (4) Come back at the end of the month or quarter — Lennar's teams have closing targets and the last week of a quarter is when deals happen.
Lennar's incentives are almost always tied to using Lennar Mortgage. You can use an outside lender, but you will typically forfeit the closing cost assistance. Run the math — sometimes the incentive is worth it, sometimes it is not. I have seen buyers save more by taking a lower rate from an outside lender than they would have gotten from Lennar's closing cost credit. Always get a competing quote first.

Lennar is a solid choice for buyers who want a streamlined process and don't want to spend weeks in a design studio making decisions. The Everything's Included program genuinely simplifies budgeting. Where I caution buyers is on the build quality variability — I've seen excellent Lennar homes and I've seen ones with punch list items that dragged on for months. The superintendent assigned to your home matters more than the brand. Before you sign, ask which superintendent will be managing your build and look them up. And use an independent inspector — don't skip the pre-drywall walk.
